Mission

Atlantic Non-Profit Housing is dedicated to preserving and enhancing the existing affordable housing stock in Atlantic Canada.
Founded by Barry C. Gidney, who brings over 34 years of real estate experience from owning and operating Fundy Capital Management and serving as a mortgage banker for one of the largest non-bank lenders in Canada, our organization addresses the critical need for affordable housing in the region.
Recognizing that existing housing has been overlooked by government initiatives, Barry and our team are committed to tackling the affordability crisis head-on. At Atlantic Non-Profit Housing, we strive to keep rents affordable for the long term, ensuring that everyone has access to a safe and affordable home. We believe that a home is essential to everyone's well-being and serves as the foundation for a thriving family. Our mission is to build a strong, supportive community where every individual and family can enjoy the security and stability of an affordable home.
Our mission is to acquire existing multi-residential properties across Atlantic Canada and preserve the affordable housing stock and maintain units at affordable levels. Making housing available to all low-to-moderate income families, seniors and working singles.
We believe that the biggest housing crisis facing Canadians today is the lack of affordability for working-class people. Preserving the existing affordable housing stock is the most effective way to address this crisis in Atlantic Canada.

The Problem

Many communities in Atlantic Canada are facing a significant challenge with rent evictions in older workforce housing stock.
Numerous groups are acquiring older housing properties, vacating lower-income tenants, renovating the properties, and then charging premium rents for the updated units. This not only strains the current housing supply but also makes it unaffordable for tenants who are forced to pay market premium rents.

The Solution

Atlantic Non-Profit Housing is dedicated to preserving older properties and maintaining existing rent levels.
Our goal is to ensure that no rent exceeds 30% of the median income for the respective community. Additionally, we are committed to keeping these rents below the affordable amounts, ensuring long-term affordability for residents.

Why Existing Properties vs Development

Acquiring existing properties is often more cost-effective than new developments. In many cases, existing properties are trading below replacement costs. Preserving the current housing supply is economically viable and has an immediate impact. Rising development costs, increased interest rates, and extended timelines make it challenging for groups to develop new properties while keeping rents affordable.

Competitive Advantage

With over 34 years of experience in real estate investment, we excel in asset acquisition, management, debt financing, and timely closings within appropriate guidelines. Our strong reputation enables us to identify assets that seamlessly align with the Atlantic Non-Profit Housing portfolio. Additionally, our ability to source off-market opportunities allows Atlantic Non-Profit to control real estate acquisitions without competing with the open market.

We have existing properties that meet Atlantic Non-Profit Housing's criteria and would make ideal additions to the portfolio. Recognizing the fast-paced nature of real estate transactions, our CEO can privately warehouse these assets with the sole purpose of repositioning them into the Atlantic Non-Profit Housing portfolio. This strategy enables Atlantic Non-Profit Housing to secure affordable housing properties that might otherwise be acquired by groups that would not maintain affordable rents.
